NEW LEASE OF LIFE FOR VACANT BUILDER'S YARD FOLLOWING HOUSING PERMISSION
Hume Planning has secured permission for the erection of three dwellings in Margate, on the site of a vacant former builder’s yard.
Permission for the redevelopment of the site was previously secured by the practice in 2015, following recognition of the scheme’s positive contribution to the character of the locality. However, the originally approved scheme was compromised in terms of house values and design quality by an area of hard-standing to the front of the site, which was within third party ownership.
Hume Planning negotiated on behalf of the applicant to acquire the additional land and then worked alongside the client and architect to prepare the now approved scheme, which will enhance the public realm still further. It is hoped that this will also realise an enhanced sales value for each dwelling when marketed, to offset the cost of acquiring the additional land. The improved site layout has created enlarged rear gardens and improved on-site parking, whilst removing the need for vehicle movements to the rear and side of the properties. This is to the benefit of the neighbouring and future residents, and a win-win for all parties involved.
